What does 'Non-QM' mean?
QM stands for Qualified Mortgage, a federal category of loans with certain features and limits. A Non-QM loan is outside that category, often because it uses a different way to document income. Under federal rules, the lender must still make a good-faith effort to confirm you can repay.
How does a bank statement loan work?
Instead of relying mainly on tax returns, the lender reviews a period of your personal or business bank deposits to understand your income. The number of months and the rules vary by lender.
Do Non-QM loans cost more?
They can. Rates and down payment requirements are often different from standard loans. We'll compare options side by side so you can decide with clear numbers.
